Frequently asked questions

Thessaloniki or Athens?

Thessaloniki is more affordable and calmer; Athens is bigger, more expensive and more international. Asking prices rose 7.7% year on year in Thessaloniki and 5.3% in Attica in Q2 2026. Its closeness to Türkiye, by road and short flights, makes Thessaloniki practical for Turkish buyers.

Which areas work for the Golden Visa?

The rule is the same in Thessaloniki and Athens: one home of at least €800,000 and at least 120 m². In most areas of Thessaloniki, €800,000 buys far more than 120 m². In the most expensive areas of Athens, such as Vouliagmeni, 120 m² can already cost more than €800,000. Golden Visa homes cannot be let short-term in any area.

Which areas have the highest rental yields?

Using average prices and rents, the highest gross yields are in Thessaloniki centre (about 4.7%) and Ano Poli (about 4.8%, on an estimated price); in Athens, Piraeus stands out (about 3.9%). In Glyfada and Elliniko, yields fall to 2.5–2.6%. These are gross figures; after tax, empty months and costs, the net yield is lower. You can try your own numbers with the calculator in our market report.

Can I buy a home for Airbnb?

You cannot let a Golden Visa home short-term; the penalty is a €50,000 fine and the loss of your residence permit. For other investments, new short-term rental registrations are closed until the end of 2026 in central Athens and in Thessaloniki's historic centre, and an extension into 2027 has been announced. Outside these areas it is possible with registration (AMA) and the safety requirements.

Which areas suit families with children?

In Thessaloniki, Panorama and Pylaia stand out for their closeness to schools such as Anatolia College and Pinewood, and Kalamaria for the sea and the metro. In Athens, Kifisia and Marousi are close to schools and private hospitals, and Glyfada is popular with families who want the coast.

How current and reliable are these prices?

These are average prices per square metre, not completed sale prices; actual sales usually close lower. Where Spitogatos's Q2 2026 data covers an area we use its figure, elsewhere Engel & Völkers's 2026 figure. Where there is no single 2026 figure, we take the middle of the published range and mark it ≈. All sources are listed at the bottom of the page.
